Cold call opener

"Hey [First Name], this is [You] with [Brokerage] — got 30 seconds? I saw you closed [address / neighborhood] and I've been building a shortlist of agents doing real volume in [market]. Wasn't going to pitch you — just wanted to ask you one question: what's the one thing your current brokerage doesn't help with that you wish it did?"

Why it works: Names them, credits their production, disarms the pitch reflex, hands them the mic.

LinkedIn / Instagram DM

"Hey [First Name] — noticed your post about [specific thing]. Really sharp take. I run [Brokerage] here in [market]. Not messaging to pitch — just building a small circle of producers I want to stay in touch with. Open to a 15-min coffee/Zoom in the next couple weeks?"

Why it works: Specific compliment, no ask beyond a low-stakes call.

Voicemail drop

"Hey [First Name], [You] with [Brokerage] — I'll keep this to 20 seconds. Not calling to recruit you, calling because I've seen your name three times this month on closings in [area]. I've got a specific question about how you're getting seller leads. Text me back at [number] if you're open to a two-minute conversation. Thanks."

Follow-up text sequence

  1. Day 3: "Following up — did that voicemail land at a weird time?"
  2. Day 7: "One thing that might be useful either way — [share market data / referral intro / comp report]. Happy to send over."
  3. Day 14: "Case study of [Agent Name] you might find interesting — went from $X to $Y in a year with us. Want me to send it over?"
  4. Day 30: "Closing the loop — no worries if timing isn't right. If anything changes, I'm here."

Objection: "I'm happy where I am"

"Totally get it — most of the agents I talk to feel the same way. Curious question though: if anything about your setup could be 10% better in the next 12 months, what would it be? Not trying to sell you — just genuinely want to know."

Why it works: Reframes from switching to improving. Agents answer honestly because there's no ask.

Objection: "Just send me info"

"Happy to — but honestly, generic info won't help. Every agent's setup is different. Give me 12 minutes and I'll send over exactly what would move the needle for your business. What's better, Tuesday afternoon or Thursday morning?"

How to use these scripts

Read them out loud, then rewrite in your own voice. Any script that doesn't sound like you will land dead on the phone. Track reply rate per script — if any single message is under 8%, kill it.
